Investment Principles:

Find attractive quality, income producing assets that generate strong returns through acquisition of unique properties at a discount to replacement cost in which the property value is temporarily impaired due to leasing, operating, physical, or capitalization issues. We create additional value by strategic capital investment, redevelopment or repositioning the asset in the marketplace with consistent leasing and asset management. Pathfinder executes this strategy by combining sophisticated capital market and investment expertise with extensive development, asset management, leasing, operating, and construction capabilities.

Our primary goal is to develop, acquire, or invest in diverse, sustainable, real estate assets to create a portfolio of properties for long-term hold. In addition, we offer patient, smart money to developers and other partnerships that are looking for side-by-side investor partners.

Criteria:

In general, smaller to medium size investment opportunities that require equity in the range of $2 million to $10 million per project. We buy, fix, or develop and hold commercial real estate in all asset classes based on market conditions and location.

Target Markets:

Primary markets in the Midwest, although we are active nationally on a select basis.
